Similarly, Jebel Ali First is 52% Indian, with another 12% of tenants from the Philippines.<\/p>\n<p>In contrast, areas like\u00a0<strong>Jumeirah First, Al Wasl and Dubai Creek Harbour <\/strong>feature a much higher concentration of Europeans. Jumeirah First is 18% Russian, while tenants from the UK, France,Germany and Italy collectively account for another 34%.<\/p>\n<p>In Al Wasl, the UK represents 15% of renters followed by France with 10% and Russia with 10%. At Dubai Creek Harbour, Russia accounts for 11%, the UK 10% and France 9%.<\/p>\n<p>Indian and British nationals form the backbone of the city\u2019s tenant population,which is made up of 203 nationalities. <strong>Indian nationals<\/strong> are the most prominent tenant group in five of the ten areas analyzed &#8211; Al Warsan First, Jebel Ali First, JVC, Al Barsha 4<sup>th<\/sup>, Business Bay and Jebel Al First.<\/p>\n<p><strong>British nationals<\/strong>\u00a0rank in the top five nationalities in eight out of ten areas, leading in\u00a0<strong>Al Yelayiss 1<\/strong><strong>\u00a0<\/strong>where they account for 26% of the rental market.<\/p>\n<p>Lebanese and Egyptian are the dominant Arab expatriate communities. Lebanese are a top five nationality in five areas, including Business Bay and JVC, Al Barsha Fourth, while Egyptians feature prominently in four, including JVC, Al Barsha South Fourth 4 and Jebel Ali First.<\/p>\n<p>\u201cAnother telling statistic is the consistent size of the \u2018<strong>Others<\/strong>\u2019 category,\u201d said Firas Al Msaddi CEO of f\u00e4m Properties. \u201cIn many prominent areas, including\u00a0<strong>Business Bay (40%)<\/strong><strong>,\u00a0Dubai Creek Harbour (42%), <\/strong>and<strong>\u00a0Al Wasl (40%)<\/strong>, this group is the largest single segment.<\/p>\n<p>\u201cThis shows just how fragmented and diverse the tenant base is, confirming that while specific nationalities gather in clusters, Dubai\u2019s overall makeup is uniquely global.<\/p>\n<p>&#8220;The new data highlights how Dubai operates as a collection of international hubs.
